HEI acquired a well-positioned but underperforming premium select-service hotel near Houston’s Galleria Mall. HEI identified significant revenue management upside though our unique understanding of the brand reservation system and visibility into sub-market demand driver behavior and untapped ADR elasticity of top corporate accounts. Additionally, profit flow-through left significant upside moving to HEI’s efficient and cost-effective operating platform.

HEI Value creation

As a reflection of HEI’s relentless approach to our day-to-day drive to maximize profit, HEI immediately lifted the NOI by $200,000 upon conversion to HEI’s highly efficient centralized expense platform. This was followed by our ability to optimize the revenue streams from all available sources through a more entrepreneurial approach to each segment of demand. The net result was an 11-point lift in market share, contributing to NOI growth of 123% within 3 years. A timely exit achieved a 34% IRR.
